Research on the Improvement of Outdoor Space in a Housing Complex Redeveloped to Include Local Identity--Study of Urayasu New City Mihama-Nishi Estate Housing Complex

  It is usual practice in the redevelopment of housing complexes to treat such elements as construction, engineering works, landscaping, facilities, and the like as separate entities;this research,however, focused on an example of a redevelopment approach that explores beyond the conventional framework.The total coordinated technique, as it is known, offers a complete harmonized design for the entire complex landscape including the exteriors of the residential buildings.Usually in housing complex redevelopment, reconstruction, facilities, landscaping, and the exterior work are often carried out separately in different years and with very different design concepts;total coordinated redevelopment, however, involves simultaneously clarifying the local identity and establishing a unifying concept to attract new tenants.This research selected the Mihama-Nishi Estate and another complex to which a more usual design plan had been applied, and compared the two complexes before and after redevelopment so as to verify the effectiveness of the total coordinated technique.The research was based on the record of the design methodology and redeveloped space, and used the past outdoor evaluation indicators.The results made clear through the form of easy-to-understand communication with end users, the new technique realized spatial design with a clear local identity, and contributed to not only a fall in the vacancy rate, but also the revitalization of the community.
