The Effect of Apartment Master Plan on the Economic Feasibility
An apartment has been begun to construct since 1970s.Currently, the apartment became typical housing type in Korea and it has strong influence on urban landscape.Consumers preference and pursuit of high profitability of construction firm led to the proliferation of apartment.A plan for apartment complex has been developed for finding an optimum among density of complex, quality of residential environment and profitability.Various transformed types of buildings appeared from fiat type and arrangement was also diversified from latticed and parallel placement.In this study, daylight environment of each unit and prime cost of construction for the complex were analyzed based on the.change of the building type and mixed arrangement.Area of a window which has proper amount of daylight, i.e.DA 55% was recalculated for the master plans that include different rate of fiat type and L shaped type.Accordingly, the differences in area of a window and wall were also identified.In addition,quantitative comparison of construction cost was conducted and effect of proportion differences in building types on prime cost of construction for the complex was examined.
