Risks of Personal Residential Mortgages to Commercial Banks and Preventional Measures
Personal residential mortgage is a common financing form for residents to buy houses. But there are many risks for commercial banks. The main risks come from real estate developers, borrowers or debtors, their own internal management and other aspects. Hongkong’s successful experience can be referred to. At the same time, some preventional measures should be taken: to control risks from real estate developers and housing projects, to perfect personal credit rating system, to strengthen the internal control in commercial banks, to realize securitization of personal residential mortgages, to perfect the disposition system of secured properties and to establish risk warning mechanism of personal residential mortgages.
