Study of Commercial residential Character Price in Xi’an Qu Jiang New District Application of Semi-parametric method
This paper select 16 housing characteristics in Xian Qu Jiang New District and constructs hedonic price model based semiparametric method, using of 348 sets of samples of residential and 15 residential district information, then it adopts the R software for analysis .Finally we compares with the traditional parameters. The result shows that the semiparametric model has a higher goodness of fit. There are 9 variables shows significant in Parameter model including: building area , property costs, the green rate, distance to the South Lake, the distance to the CBD, distance to the three trillion Cemetery, distance to the main road of the city, and 10 variables shows significant in SemiParameter model, Entertainment facilities variable added.
