Satisfaction with Urban Built Environment Due to Real Estate Development in China: Findings from a Questionnaire Survey
This paper aims to report the findings of research into the satisfaction with urban built environment due to the flourishing development of real estate in China. The research uses a web-based survey questionnaire technique for primary data collection. 41 variables in the questionnaire were identified by experts in building industry in a pilot study. Likert style rating questions, using a five-point scale, were then used to elicit urban dwellers’ satisfaction with each nominated variables. 198 effective questionnaires were collected from cities in China. Six factors are generalized from the 41 variables and the means for the six factors are ranked separately for family income, types of house, location of city, education background and age of respondent. The research finds that ecology and harmony factors are least scored by urban dwellers. The built environment constructed by real estate developers are less in favor of senior citizens and middle-income dwellers. In cities located in the west of China, dwellers are more satisfactory with their built environment than those living in the middle and east of China, except for ecology and harmony factors. Dwellers procuring unit financed houses are more satisfied than those procuring commercial or economically affordable houses, except for convenience factor.
