A Study on Vacancy Rate of Commercial Houses in Guangzhou
Vacancy rate is one of the significant indexes evaluate whether the real estate market is in a healthy condition or not. Rational management and control over vacancy rate of commercial houses contributes to favorable adjustment of this industry and effective allocation of resources. This paper selected 115 commercial residential plots in 9 districts in Guangzhou for practical investigation. The vacancy rate is investigated by interviewing the property managers and checking the household records of water/electricity. By statistical analysis, the vacancy rate of commercial houses in Guangzhou is about 7% at average. This survey also bring the fact to light that the further an area from CBD, the later its completion, the bigger houses’ area, the higher vacancy rate it is. In conclusion, according to current market condition, the author suggests that positive measures should be adopted from a macroscopic point of view to maintain vacancy rate in a reasonable range to promote sound development of real estate industry.
