Research on New Graduates Groups Housing Demand Characters and Housing Policies in Guangzhou
There are plenty of literatures about people’ housing demands research in residential market abroad, while there are few in mainland China. The article uses depth interview, group discussion and questionnaire investigation to investigate new university graduates groups housing conditions in Guangzhou. Especially with correspondence analysis and optimal scaling analysis, new university graduates groups housing demand characters are summed up microcosmically. Only 20% owns their housing, new commercial houses are their main objects. Their supporting housing prices are low. Most enduring down payment is below 200,000yuan. Demanding housing areas are 70m2 to 100m2. Most of them choose traditional old urban areas. The governmental must launch public rental housing policy quickly, perfect Price-fixed housing policy, increase new community housing policy beneficiaries, housing fund and housing allowance beneficiaries, add housing fund and housing allowance criterion to resolve the housing problems of new graduates.
