Constraints of the Implementation of Reverse Mortgage
The investigation is based on such a grim context of the trend of the accelerated aging of our population; yet there is a serious shortage of old-age social security funds in fact. In order to solve the problem of insufficient pension, Reverse mortgage loan of housing was introduced. Actuality its effects are affected by many reasons. This study was performed to see that the condition and situation of development of reverse mortgage is immature. And it can provide some reference comments for continuity study of model of reverse mortgage in China. The research focus on constrains of reverse mortgage. The subject uses the methods of theoretical analysis and combination of deductive reasoning The study was performed by theoretical analysis of concept of reverse mortgage, investigation its application, visited some older and investors’ ideas and combination of deductive reasoning. On this basis, a great deal of research and statistical information in depth analysis and summed up constraints of reverse mortgage, as well as the reasons. The results showed that the older show low acceptance of reverse mortgage loan of housing and the investors have little interest in it in fact. It was concluded that the conditions and situations of implementation of reverse mortgage in our country is immature because of various constrains. It is inadvisable that the housing reverse mortgage is blindly promoted. The way to solve pension gap do not replace the construction of the social insurance system that government lead and the whole society participate in. when conditions is appropriate, it will be small-scale developed to mix up the financial gap of the social insurance system.
