Life Cycle Cost as a Tool for Engineering Cost Management in Building Design Stage

Life Cycle Cost principles in project management may structure and improve the decisionmaking process. Sustainability in the construction industry is comprised of economic, environmental, and social dimensions. Even though the total system value may be constituted by economic factors and technical factors, non-market issues such as environmental and social issues have an increasingly important impact on the economic performance of a construction project. LCC involves evaluation of all future costs related to the life cycle of a project. The main objective of this article is to discuss the usefulness of LCC as a method to enhance sustainable designs of construction engineering for building owners, and to improve the decision-bases for cost management. In the preliminary design stage, first identify the main factors affecting the project lifecycle costs at the design stage. The LCC job steps are applied to the calculation of life cycle costs of each alternative scheme for LCC-based scheme comparison. Make the transformation with LCC to the traditional quota design from the entire life cycle managements new angle of view. The life cycle cost analysis can solve the design limits distribution and optimization problem after distribution. Its feasibility in reality is very strong. There is a close linear relationship between sustainable design and project life cycle cost.
