The Regional Differences of Factors Influencing Housing Price in China

There are regional differences about the factors influencing Chinas housing prices, which is mainly due to the unbalanced Chinas eastern, central, and western real estate development caused by the unbalanced economic development. Real estate is a capital intensive industry whose development is inseparable with the regional economic development, and the real estate market is the regional market. The eastern, central and western regions in China have their own regional economic characteristics with very different levels of economic development, factors affecting housing price in the eastern, central and western regions are also different. In this paper, sub-regional approach is applied by regression analysis of the relevant data in 2009 Statistical Yearbook to conclude the factors affecting the housing price in different regions as well as to what extent their impacts are. Conclusion is reached as: price factors for the real estate development in the eastern region consists of the complete amount of residential investment by real estate company, residential sales area, the urbanization rate and the provincial GDP; price factors for the real estate development in the central region consist of population in urban, completed housing costs, the urbanization rate; price factors for the real estate development in the western region consist of the complete amount of residential investment by real estate company, residential sales area and sales area.
