Analysis on the Interrelationship between Housing Price and Land Price of Ningbo City

Since the housing system was reformed in 1998 in China, housing price raised continuously and rapidly with economic development and resident income’s increase. Along with land leasing system reformed further, land price begins to rise. Urban land price and housing price are the principal parts of real estate’s price system. The coordinated relationship between them has a significant influence on the real estate industry’s running and utilization efficiency of urban land. For promoting the sustained and healthy development of real estate market, there is important theoretical and practical significance of understanding fully the relationship. The paper mainly analyzes the causal relationship between housing price and land price by the econometric model and the statistical data. Granger Causality Test Method is adopted to analyze the time series data of Ningbo City. The result shows that the interaction between housing price and land price exists. And the result provides the basis for the further studies on the functional mechanism of land supply policy, and the reference for government to adjust and control housing price.
