An Analysis on Financial Risk of the Real Estate in Dalian

In order to create better and more harmonious real estate financial market, ten indexes selected Influencing the financial risk of real estate in Dalian, which can reflect real estate investment, household consumption and financial environment, based on analysis of the development status and characteristics of real estate market in Dalian, facing risks in financial market in this paper. Which are fixed assets investment, real estate development investment, vacancy area of commercial housing, final completion areas of building, final completion value of building, sales of commercial housing, sale area of commercial housing, region total output value, residents disposable income, bank loan amount; then we made quantitative analysis to the selected indexes using principal component analysis. The results showed that the main formation factors of financial risk of real estate in Dalian are economic development level, the sale situation and completion situation of commercial housing in the past few years. Moreover, the risk prevention consciousness of real estate financial industry can be improve and the sound development reference of real estate financial industry can be provided through the analysis on financial risk of real estate in Dalian.
