Empirical Analysis of Nanjing Housing Security Policies by Ohls Filter Model
Firstly,the current housing security policies in Nanjing are analyzed and the incomes of different families, housing prices and maintenance costs of different housings are investigated as well. Then based on the housing filter principles, the Ohls Filter Model is improved. By operating the newly improved model with related statistics from Nanjing Real Estate market, the simulation conditions of Nanjing Real Estate market in the next few years are obtained, namely the rents of housings at different levels and economic life of inhabitancy at the corresponding level. Finally, taking into account of the economic life of economically affordable housings and low-rent housings, the time value of money and dynamic analysis, the respective annual costs and expenditures of government subsidies are calculated and policy of economically affordable housings, policy of building low-rent housings and policy of rent subsidies of low-rent housings are evaluated.
