An Empirical Study on the Relationship between the Housing Price and the Commuting Accessibility
This paper focuses on effects of the commuting accessibility on the housing price in Beijing. Based on our previous study, much more data are collected to deepen this research. In the previous paper, the numerical relationship between the housing price and the commuting cost was studied with the data of apartment buildings near No.5 Subway Line and some important empirical results were discovered. Here the reaserch is expanded and improved by introducing price information of apartments near No.10 Subway Line and comparing new elasticity coefficients of price to explanatory varibles to the former results. According to the new regression model, the numerical relationship between housing price and commuting cost near No.10 Subway Line shows some different features. Hedonic Price Model shows that near No.5 Subway Line housing price decreases with increase of the commuting distance from CBD by car as well as the increase of commuting distance from subway stations. However, this regular pattern failed when we investigated into the housing price near No.10 Subway Line. Because of the special shape, the latter subway line has more complicated influence on the formation of the housing An Empirical Study on the Relationship between the price.
