Spatial Autocorrelation Analysis of Commercial Housing Price Distribution: A Case of Harbin
The article took the built-up area of Harbin as the study area, selected 194 representative samples which information is complete in the commercial housing trading, used the global and local MoranI Index, Morans I Scatter plots and LISA(Local Indicators of Spatial Association) cluster map and GIS as technology support. Analysis the spatial differentiation discipline and cause of formation of commercial housing price in Harbin. The result indicates that the global spatial difference of housing price is small while the housing price in Harbin exhibits significant global spatial autocorrelation. Most commercial housing price presents local spatial agglomeration pattern although a few presents local discretization pattern owing to spatial heterogeneity. To research the spacial distribution of real estate price will help the real estate sector get hold of it’s distributed tendency and strengthen macro-regulation on it.
