Impacts of Harbin Subway Transport Construction on House Value, Linear Regression Analysis
As a kind of semi-public product, urban rail transport investments can bring huge external benefits to society. The most obvious point is the promotion of land value along the rail transport. Calculating this external benefit will make sense of evaluating investment return and establishing approach for return of urban rail transport development benefits. However, it is a long-term hassle to experts of city investment. It is a main concept to solute this problem with land value appreciation along the rail transport. This paper analyzes the interaction relationship between Harbin subway construction line 1 and peripheral land value, then makes use of linear regression analysis model and establishes a value-added model of land along urban subway to analyze the impact of Harbin subway construction on land value quantitatively.
