Application of Market Comparison Approach in Land Price Appraisal
With the increasing volume of land trade nowadays, people have attached more and more attention to the land price. We know from the various kinds of media that the land price, some is too high whereas some is extremely low, which arouses controversial disputes. People indeed care how much the land is. Theoretically, there are many methods to appraise the land, but due to lots of influencing factors in the practice of land appraisal, we usually get different numbers by different approaches, or the appraisal cannot match the actual price. In view of the case here, according to the influencing factors in the land price appraisal, the arrtical will illustrate several attentive items by market comparison approach following.
