MODELING THE PRODUCTIVITY OF PRE-CAST CONCRETE INSTALLATION
The production process of pre-cast concrete installation is analyzed to investigate possible ways for onsite productivity improvement. System productivity is measured in order to synchronize factory daily production. Although manufactured construction enjoys higher quality and productivity, it is observed that it suffers delays compared to site built construction. Delay causes and severity are analyzed further for improvement. The production process is investigated using the method productivity delay model (MPDM). Productivity measures obtained via the MPDM are compared to the results of a statistical analysis performed on the cycle time data. Forty cycle data are used in the analysis. Another data set of detailed 90 production cycles are used for statistical analysis for the installation of three pre-cast component products. The MPDM is used to measure the comparative impact and severity of five delay causes namely: labor, environmental, management, equipment, and material on overall system productivity. It is found that material, followed by equipment then labor availability are major contributors to system delay. Improvement can be achieved through a proper scheduling of project equipment and resources.
