Application of Early Warning Indez System on Real Estate Industry in Shanghai
Real estate industry has been become into mainstay industry of China gradually, and China real estate industry has been in the unsteady status during the more than twenties years development period. So the Early Warning research on real estate market of China has practical and theoretical meaning. In this article, we do the selection of the early warning indexes, and in order to test the validity of the indexes, we then use this method to analyze the Shanghai real estate market; the results had proven the validity of the indexes. During our work proceeding, we use the principal components analysis method to determine the weight of these indexes, and then to determine the weight of branches, and then we calculate the relative kinds of compressive indexes to show and evaluate the status of Shanghai real estate market, at last we pose the development countermeasure to real estate industry.
