A comparative study of owners responsibilities in the traditional method as provided in the standard contract documents of AIA and Japan
In Japan, responsibilities of owners,contractors and consultants are not clearly defined, and as a result various problems such as the earthquake-proof structural calculation forgery occurred. One of the masons is the fact that during the Japans postwar high-growth period the risk that is supposed to be of the owners had constantly been borne by contractors who kept making the best use of relational rent.This paper aims to define and compare the owners imperative responsibilities based on the descriptions in the standard contract documents of the AIA (American Institute of Architects) and those used in Japan. In this paper, the difference in the owners responsibilities in the two countries is made clear, i.e., the scope of the owners responsibilities are more or less the same, but the degree of owners responsibilities and risks are less in Japan than those defined in the AIA.
