The analysis on the development capacity of the residential area in Daegu

As the housing sufficiency rate in South Korea reaches the 100% level, the interest for the proper density of development such as lowering the floor area ratio (FAR) in the residential area for the increased quality of life has been increased. On the other hand, the land owner has also increased the request for increased FAR for the increase of value of their land.Considering the above facts, I conducted the analysis on the development capacity of the residential area in Daegu City.The paper finds out the constructibie housing units by using the factors such as the area of residential district, its FAR, and then the resulting temporary determined public area ratio and effective FAR. Getting the actual constructible housing units using the simple formula, I suggested that the current level of FAR is 209% higher when compared with the current number of households in Daegu. It was 160% higher compared with the planned number of households in Daegu while it is 188% higher than the number of expected households released by Korea National Statistical Office(KNSO). I made a research on how to adjust the FAR according to the results and suggested three scenarios including two methods for lowering the FAR according to the planned number of households in Daegu and the number of households from KNSO. I also made a quantitative research on their effects and checked that all things can be adjusted according to the proper FAR. Finally, I made a research on why the lowering of FAR is required to keep the residential development capacity to a certain level.
