Study on the Effective Demand about Consume housing of Cities and Towns in China

摘要：

Based on the demand curve and the relevant theory of consumption and investment,the article analyzed and revealed actual state,forming process and development trend of the urban residents effective demand for housing in China,and then argued the generated mechanisms of both consuming and investing effective demand for housing and their relationships.At the same time,the article revealed the defects of housing prices income ratio,pointed out the residents purchase capacity index based on the purchasers all funds burden and can be afforded income of housing,and combining examples,introduced its role in distinguishing consuming effective demand for housing.In the end,the article discussed the measures about coordinating the development of the two types of effective demand for housing effectively.
