Study of Data Mining in the Real Estate Market of Guangzhou City
Since January 2005, the average price of the real estate market of Guangdong Province especially in Guangzhou City rise very fast .For example, in May 2006, the average price of houses in Tianhe Region of Guangzhou City has increased 1691yuan per square meter. Under this circumstance, to assist businessmen to make decisions about how to invest in the real estate market, and to help people buying real estate, this paper did deep data mining analysis to the datum related to the real estate market of Guangzhou City with data mining software Clementine and cluster, regression, logistic methods. We get conclusions as follows: In Guangzhou City ,the sale space, the sum of trade money and the average price of commercial houses are keep increasing rather fast ,and put different types of houses in order by the sale space from July 2005 to May 2006 from much to little is : Residential , Office buildings, Houses for business use , Villas , Others ,Parking lot ,Industry workshops . Predicting the sale space ,sum trade money and average price of the houses and commercial houses of Guangzhou city with regression and logistic methods ,the writer think all of them will increase in the future.
