Econometric Analysis of Urban Land Price Spatial Variation in Big City of China: Case Study in Kunming City

In this paper, urban spatial structure equilibrium and the land use optimization theory in west urban economics are first reviewed. As the analysis frame, constructed the Chinese provincial capital city land- price (LP) space analysis econometrics model. Using the actual LP data of transaction (in Kunming, from 2001 to 2005 year), case studied the spatial variation characteristic of different use LP and the primary factor that influence LP spatial variation by GIS space analysis. The research demonstrated that, as the system of land paid by a set time established and the real estate market growth, land utilization- LP spatial distribution, more and more approaches the western city spatial structure balanced pattern at the same levels of provincial capital city in China. But, because of the historical and the reform, the Chinese city LP spatial distribution and the land utilization still had much imperfect, further management reforms of land and real estate needed to be improved. The research may provide the reference for the government to formulate the city policy as well as the developer decision-making.
