Research on the land transfer system in China based on land rent theory and national reference
This paper firstly probe all kinds of land rent theories which include the Physiocrats” single land tax theory, the British classic political economics, Marx”s land rent theory, Georgeism and Marshall”s rent market equilibrium theory.guided by these theories, having a bird”s eye view on the foreign land system, we found that the design of Chinese land transfer system was so fragmentary, rent dissipation is very serious.To change the present condition, it is imperative to reform the mechanism of land transfer by integrating the land lease system and the annual rent system and levying land added value fee to balance.
